Assistant Property Manager

This position is under the general direction of the Property Manager and assists the Manager with the responsibility of the overall operation of the property.

Responsibilities Include (but not limited to):

  • Assumes responsibility for the leasing and effectively marketing the property.
  • Maintains 97% or better occupancy.
  • Effectively increase rents annually or as directed by the Property Manager and Property Supervisor.
  • Markets, forecasts and projects upcoming move outs in order to fill units quickly.
  • Screens all applicants to determine eligibility.
  • Shows units to prospective residents.
  • Responsible for move in file compliance; adhering to HUD, Rural Development, Tax Credit, Public Housing and/or Conventional Housing standards.
  • Completes appropriate paperwork and follows compliance guidelines for leasing.
  • Sends all required forms and paperwork to the Corporate Office and/or Government Agencies.
  • Collects rent.
  • Keeps accurate ledgers for rent and deposits.
  • Processes recertifications on time.
  • Issues late notices.
  • Enforces all lease agreements and rules.
  • Files evictions.
  • Maintains tenant files.
  • Conducts quarterly unit inspections.
  • Supervises maintenance personnel.
  • Assigns work orders to maintenance and follows up when complete.
  • Ensures that property is clean and well maintained by maintenance.
  • Conducts quarterly unit inspections.
  • Establishes extermination schedule.
  • Inspects grounds daily.
  • Investigates and resolves tenant complaints and concerns.
  • Completes payroll time sheets daily.
  • Coordinates special projects as directed by the Property Manager.
  • Alerts the Property Manager of any unusual occurrences and/or damages on property.

  • Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
  • Assures safety standards are used and comply with all Fair Housing, Company, Local, City, State and Federal guidelines.
  • Ensures compliance of all work related activities in a fair, ethical, and consistent manner and complies with Fair Housing guidelines.
  • Follows established company policies outlined in the Employee Handbook.
  • Reports to work during scheduled business hours, on time and prepared to work.
  • Demonstrates a willingness to work as a team.
  • Sets and accomplishes goals.
  • Prioritizes workload.
  • Keeps constant communication with Property Manager.

Qualifications:

  • High School Education required
  • Bachelor’s Degree preferred but not required
  • 1 year of Property Management/Leasing experience
  • Proficient computer skills required
  • Ability to organize and multi-task
  • Strong people management skills
